BUILDING EVALUATION
Building envelope evaluations can include roofs, walls, windows/doors, and parking garages, whether it is to assess deterioration or leakage concerns.

WAP offers various scales of evaluation, including:

Capital Planning for major building components, condominiums, or entire properties.

Leakage investigation and water testing to source water intrusion through the building envelope.

IR Thermal Scans identify air leakage and water within the building envelope.
DESIGN AND TENDER
WAP provides bid documents for full restoration, or repair of roofs, walls, windows/doors, parking garages, etc.
The bid documents include:

Contracts;
-
Scope of Work;
-
Specifications; and
-
Technical Drawings.
The bid documents are sent out to a wide range of Contractors for tendering to ensure competitive pricing. The smaller repair projects can alternatively be sent to one of the Building Owners' trusted Contractors for a quote.
CONSTRUCTION REVIEW AND CONTRACT ADMINISTRATION
Contracts are assembled prior to construction. During construction, WAP provides full contract administration in compliance with the construction lien act, including;

Payment certification;

Change Orders; and
-
Certificate of Substantial Performance.

WAP completes regular site visits during the construction to ensure work is being executed per the contract requirements.
